Layout
All apartments have convenient loggias with fully openable glazing, each placed on a different side of the building. Energy Efficiency
The building achieves A+ class energy efficiency through the use of high-quality, Austrian-patented VST construction technology and a ventilation system with individual heat and moisture recovery units (recuperators). Solar panels are installed on the building’s roof.

The VST system and recuperators are certified as Passive House components. The permanent concrete panels form a monolithic structure, ensuring high building density and thermal insulation. Cold bridges are effectively minimized to reduce heat loss.

Construction Quality
Thanks to the Austrian-patented VST (permanent formwork) technology, all walls, floor slabs, and other structural elements are built with millimeter precision, resulting in a monolithic, dense, and durable structure. This creates a long-lasting, energy-efficient, fire-safe building with excellent sound insulation. Even decades later, buildings constructed this way remain free from cracks or gaps.

All structural elements are pre-manufactured in a factory with industrial precision. On-site, the formwork is assembled and filled with concrete, creating a monolithic structure of exceptional quality. In line with Scandinavian best practices, all utilities are installed and embedded in the load-bearing walls and floors, saving time, money, and space by avoiding additional messy and expensive work after the frame is built.

VST technology is especially popular in Western Europe and Scandinavia. The “STATS Group” has built 9 buildings using this technology in Latvia and over 40 in Western Europe.

Ventilation
Ventilation is provided through individual recuperators capable of recovering both heat and moisture. This not only significantly reduces heating costs but, combined with CO₂ sensors, ensures a consistently comfortable and healthy indoor climate.

Surroundings
The golden beach zone just 200 meters away is wider than in central Jūrmala and less crowded, offering a peaceful and undisturbed environment. The Asari beach is well-developed, featuring walking paths, changing cabins, and playgrounds. A pine forest park is located right next to the project.

Within a 10-minute drive is the Kauguri center, and the Majori and Dzintari centers are about 15 minutes away. These areas offer everything needed for daily life – grocery stores, pharmacies, kindergartens, schools, numerous cafés and restaurants, as well as high-end SPA centers and the Dzintari concert hall. Both municipal and international-level educational institutions are nearby. The airport is approximately 20 minutes away by car.
